How do you tell a tiled roof is failing?
A tiled roof is judged from inside the void as well as from outside. Perished sarking tears above the wall plate while the tiles above still look sound, so surface condition alone gives a misleading picture.
A gauge is the batten spacing that sets headlap, fixed by tile type and pitch. The concrete tile lasts 50–60 years, fading and gaining surface roughness with age; the clay tile has a service life of around 80 years, holding colour throughout.
What is the difference between interlocking and plain tiles?
Interlocking tiles carry a side lap and lay single-lap at roughly ten units per square metre. Plain tiles are flat, lay double-lap, and need about sixty units per square metre. The difference changes labour as much as material cost.
Sand and cement bedding loses adhesion and releases units in gales. Mortar pointing cracks and admits water at the gable edge.
Why do ridge tiles keep coming loose?
Ridge tiles work loose because sand and cement bedding loses adhesion over decades. Rebedding in mortar reproduces the same failure. Mechanically fixed dry ridge systems clamp each unit and remove the recurrence.
Each profile carries a stated minimum below which it stops shedding water.
