The requirement is a designed gradient carrying water to the outlet, formed with firrings where absent. A firring is tapered timber creating fall across a level joist run. The requirement on the upstand is the membrane turned up at abutments and terminated under a cover flashing.
Why does a flat roof need a fall?
A flat roof needs a fall because standing water shortens membrane life and loads the deck. A designed gradient carries water to the outlet within hours of rain stopping. Tapered firrings create that gradient across level joists.
Undersized or blocked outlets cause ponding regardless of membrane quality. EPDM has a service life of 20–30 years, reaching 50 where laid well. GRP lasts 25–40 years, rigid and walk-on.
Warm deck or cold deck?
Warm deck places insulation above the structural deck, keeping the timber at internal temperature. Cold deck places it below and depends on cross-ventilation that insulation usually blocks. Warm deck is specified on every renewal we carry out.

How long does a flat roof last?
Rubber membranes last twenty to thirty years, fibreglass twenty-five to forty, and torch-on felt ten to twenty. Detailing at upstands and outlets determines which end of the range a roof reaches.
What we find when the old covering comes off
Most flat roof losses originate at upstands, trims and outlets rather than in the field of the sheet. Chipboard and OSB decks decay silently under an intact membrane, so deck renewal is a provisional sum.
