What fails on an industrial metal roof?

What is cut-edge corrosion and can it be treated?
Cut-edge corrosion is rust spreading inward from the sheared laps where the sheet's protective coating was cut during manufacture. It is treated by removing the corrosion, priming the edge and encapsulating it in a liquid coating system.
Hook bolts and self-drilling fixings corrode and lose clamping load, letting sheets move. GRP rooflights embrittle and become fragile long before the sheeting fails. Aged rooflights and cement sheet fail underfoot and are the main fall-through risk.
Does the roof need replacing or refurbishing?
Refurbishment suits roofs whose sheeting remains structurally sound with corrosion confined to laps and edges. Replacement suits perforated sheets, failed purlin fixings across the roof, or where an insulation upgrade justifies overroofing.
Overroofing is a new sheet system installed over the existing roof without stripping it; the gutter lining means existing valley and eaves gutters lined with a liquid or membrane system in situ. The option of the liquid coating is a full-roof coating system extending life where sheeting is sound but weathered.
Can the roof be replaced while we keep operating?
Yes. Overroofing installs a new system above the existing one without opening the building, and phased working by roof area keeps operations running. Access, noise and delivery timings are agreed with the site operator beforehand.
The insulation upgrade is achieved during overroofing without disturbing the occupied space below.

How is safety handled on a fragile roof?
Rooflights and cement sheet are identified and mapped before any access, staging and edge protection are installed over fragile areas, a permit to work is obtained, and the building's asbestos register is consulted first.
Lining valley and eaves gutters in situ
It looks terminal and is not; treating and encapsulating the laps adds substantial life at a fraction of replacement cost. Sheeting frequently outlives its fixings, so a roof leaking at every lap needs refixing rather than recovering.

They embrittle invisibly and are the surface people fall through; identifying them is the first act of any survey. A new system over the old one avoids exposing the interior, which for a working warehouse is worth more than the material saving.
