What is a single-ply membrane roof?

Single-ply is a factory-made synthetic sheet, commonly PVC or TPO, laid in wide rolls across large spans and joined by hot-air welding. It covers warehouses, schools, retail units and offices where domestic systems do not scale.

Hot-air welding involves seams fused by heated air and pressure, producing a homogeneous joint. Mechanical fixing is fixed through the membrane into the deck at calculated centres.

How it works

Straight answers

How are the sheets joined?

Adjacent sheets are joined by hot-air welding, which fuses the two surfaces into a single homogeneous material rather than bonding them with adhesive. Completed welds are probed and, where specified, air-tested before handover.

The adhered system is fully bonded, used where the deck or exposure rules out penetrations; the requirement is fixing centres derived from building height, exposure and roof zone.

Mechanically fixed or fully adhered?

Mechanically fixed systems anchor through the membrane into the deck at calculated centres and suit most warehouse and industrial decks. Adhered systems bond fully and are specified where penetrations are unacceptable or exposure is severe.

The single-ply is long, with the warranty term depending on system, thickness and installer accreditation. The option of the overlay is installation over an existing sound covering, avoiding strip-off and disposal. The integration of the rooflight is upstands and kerbs weathered into the membrane, a common leak location.

Can it be laid over the existing roof?

Yes, where the existing covering is sound and dry. An overlay removes strip-off, disposal cost and the risk of leaving the building open, and it keeps the roof weathertight throughout the programme.

Manufacturer warranties depend on accredited installation and inspection. Work sequenced so the building stays weathertight and trading each day.

What determines the warranty?

Warranty term depends on the membrane system and thickness, on the installer holding manufacturer accreditation, and on the installation being inspected. Specification alone does not secure the guarantee; the installing contractor does.

Sequencing work on an occupied building

Uplift varies by roof zone — corners and perimeters need denser fixing than the field, and a uniform pattern is a specification failure. Seam integrity can be probed and air-tested before handover, so the roof is verified rather than trusted. Laying over a sound existing covering removes strip-off, disposal cost and the risk of leaving a building open.
