How long does an EPDM roof last?
An EPDM roof lasts twenty to thirty years typically, and reaches fifty where the deck is sound and the edge details are correct. The sheet outlives the trims and outlets around it in almost every case.
EPDM has an installation of cold-applied adhesive, no flame, no hot works on site. Remains elastic at low temperature and accommodates deck movement. Trims, upstands and outlet junctions rather than the sheet itself.
Why does a single sheet matter?
Flat roofs fail at joints more than anywhere else. A membrane covering the whole roof in one piece has no field joints to fail, which removes the most common failure mode by construction rather than by workmanship.
Suitable for occasional maintenance access, not for a trafficked terrace. EPDM is stable under ultraviolet without a protective topcoat.

Where does EPDM actually fail?
EPDM fails at its edges: bonded trims lifting, upstands terminating short at abutments, and the junction where the sheet meets a rainwater outlet. The sheet itself is rarely the component that gives way.
