Annual Roof Inspection: What a Competent Check Actually Covers
A competent roof inspection covers the covering, the junctions, the drainage and the void, and a check that omits the inside of the roof has examined roughly half of it. Download the checklist for the roof inspection and book a survey for anything it puts out of reach. A single inspection records condition; a series records progression, which is what actually predicts failure.
A competent inspection covers the covering, the junctions, the drainage and the void. A check carried out from ground level misses most developing faults and all of the internal evidence.
All 4: The covering, The junctions, The drainage and The void.
What a competent one also produces
- Dated photographs per elevation They form the baseline the following year is compared against.
- Findings graded Separated into immediate, this season and monitor, so an owner can plan rather than react.
- A pole camera It photographs slopes a ladder cannot reach, without erecting scaffold.
- Nobody on the covering Ladder and camera work is sufficient, and walking a roof to inspect it damages what is being inspected.
A single inspection records condition. A series records progression, which is what actually predicts failure — so the interval is annual, and after any severe weather event.
What should a roof inspection cover?
A competent inspection covers seven areas: the covering, ridge and hip lines, verges, valleys, flashings and abutments, roofline and rainwater goods, and the roof void from inside. Omitting any one leaves a common failure point unchecked.
- The limitation of the ground-level inspection is misses most developing faults, including all internal evidence.
- The recommendation of frequency is annually, and after any severe weather event.
- Internal scope: daylight, damp staining, timber condition, underlay, insulation position, airflow
Why does the inspection go inside?
The void carries evidence no external check reaches: daylight through the covering, damp staining on rafters, perished underlay, decayed timber at the wall head, and insulation blocking the ventilation inlet.
The pole camera involves photographs slopes unreachable by ladder without erecting scaffold. The photographic record is dated images per elevation, forming a comparison baseline for future years. Urgency grading involves findings separated into immediate, this season, and monitor.
How often should a roof be inspected?
Annually, and again after any severe weather event. Annual timing catches developing faults before winter, and a post-storm check identifies displaced material while the cause is still documentable for an insurer.
Year-on-year photographs reveal progression that a single visit cannot. A roof-specific check independent of a mortgage valuation. The difference of the commercial inspection is roof divided into numbered areas and graded per area.
What should you receive afterwards?
A competent inspection issues dated photographs of every elevation, a written list of defects, each finding graded by urgency, and a note of anything requiring monitoring rather than immediate work. Verbal findings alone are not a record.
- Inspection is ladder and camera work, not a reason to walk a roof.
- A ground-level inspection misses all internal evidence.
- Dated photographs establish a baseline against which later years are compared.
Does anyone need to walk on the roof?
No, in most cases. Ladder access, void inspection and a pole camera reach everything an assessment needs. Walking a covering to inspect it risks damaging the units and creates a fall hazard for no additional information.

- Urgency grading separates immediate work from what can wait.

One inspection is a snapshot.
Why the second year's photographs matter more
The void carries evidence — daylight, staining, timber condition, blocked eaves — that no external check reaches. Separating findings into immediate, seasonal and monitor lets an owner plan rather than react. Ladder and camera work is safer and sufficient; walking a covering to inspect it damages what it is inspecting.
