Sagging Roof Ridge: Structural Causes and What It Signals

A sagging ridge is a downward deflection along the apex, visible against a straight edge. Most of them stopped moving decades ago. The question is which kind yours is, and that is answered by observation.

Where it is not clear, the answer is telltales or dated measurements against a fixed datum over months — not a decision made on the day.
What causes a roof ridge to sag?
Four causes account for most sagging ridges: rafters spreading at the wall plate, a purlin deflecting mid-span, a chimney breast removed without replacement support, and collars or struts cut during a loft conversion.

Is a sagging roof dangerous?
No, in most cases. Period roofs commonly carry deflection that stopped moving generations ago and remains entirely stable. A minority is progressive, and that minority is identified by fresh cracking and binding doors rather than by the depth of the dip.

How do you tell historic movement from active movement?
Historic movement leaves weathered timber, uncracked plaster and no disturbance at the wall head. Active movement leaves fresh cracks in ceilings and walls, doors that bind, and spalling mortar where the rafter feet bear.

How is a sagging roof monitored?
Fix telltales across any cracks and record dated measurements from the apex to a fixed datum. Repeat over three to six months. Movement that registers across that period is active; movement that does not is historic.

Does a sagging roof need replacing?
No, not on account of the sag alone. Recovering a deformed roof reproduces the deformation, because the covering follows the frame. Structural correction, where it is needed at all, is a separate job carried out first.

Shape is not the same as movement.
What a structural inspection looks at
Most Victorian roofs carry visible deflection that stopped moving a century ago; the diagnosis is stability, not shape.

Getting the roof structure checked
Telltales or dated datum measurements over three to six months answer the question definitively and cost almost nothing. Struts and collars cut during an unapproved conversion are a leading modern cause of new deflection in old roofs. Recovering a deformed roof reproduces the deformation; the structure is corrected first or not at all.
