Why a Roof Leaks: Tracing Water Ingress to Its Entry Point

A roof leak shows itself at the point where water finally drops, which is rarely the point where it entered — moisture tracks along timbers and membrane before it reaches a ceiling. Compare what you can see against each cause of the roof leak, then book a survey to confirm it. Water tracks measurably up-slope of the stain, which is why lifting units directly above a stain often finds nothing.

Why is my roof leaking?

Roofs leak at six common points: failed flashings at abutments and chimneys, blocked or split valleys, slipped and broken units, perished underlay, blocked rainwater outlets, and cracked mortar at ridge and verge. Each produces a different pattern indoors.

  • A roof leak means water passing the weatherproof layer and entering the structure below; the water ingress runs along rafters, battens and underlay before dropping, commonly 1–3 m from entry.
  • Marks the drop point, not the breach.

Why is the leak not above the damp patch?

Water enters at a defect, then runs along the rafter or across the underlay until it meets an obstruction and drops. The stain forms at that drop point, commonly one to three metres from the actual breach.

The flashing shows abutments and chimneys account for a large proportion of reported leaks. Debris blockage forces water sideways under the covering. The slipped unit exposes the underlay to wind-driven rain and UV.

Where do roofs leak most often?

Roofs leak most often at junctions rather than in open slopes. Chimney abutments, valleys, verges, and the meeting of a rear extension with the main wall account for the majority of reported ingress on period property.

  • The blocked outlet shows backs water up above the upstand on a flat roof.
  • Forms in cold weather independent of rainfall, and drips uniformly.
  • Rain-driven leaks appear during or shortly after rainfall and dry between events.
  • Underlay role: the secondary barrier; a leak reaching the ceiling means two layers have failed

How can you narrow it down yourself?

Record the date and time the damp appears, note the wind direction during that rainfall, and photograph the stain each time. A leak appearing only in rain from one direction sits on a vertical junction on that elevation.

  1. Water enters at a defect a travels along a rafter and drops at a low point.
  2. Ceiling stain marks the drop point, not the breach.

Is it a leak or condensation?

Leaks follow rainfall and dry between events. Condensation follows temperature, appears in cold still weather, and drips uniformly across the underside of the underlay rather than from one point.

  1. A slipped unit exposes underlay which degrades under UV and wind-driven rain.
  2. A leak appearing only in wind from one direction indicates a vertical junction defect.

Narrowing it down is not finding it.

What an inspection finds that a photograph cannot

Water tracks measurably up-slope of the stain, which is why lifting units directly above a stain often finds nothing. A leak appearing only in rain driven from one compass direction localises the fault to a vertical junction on that elevation.

Getting the leak traced

A leak reaching plaster means both the covering and the underlay were breached, which changes the scope of the remedy. Leaks track rainfall; condensation tracks temperature. Recording when the damp appears is free diagnosis.

Water enters at a defect and then travels. It runs down the underlay, along a rafter or a batten, and only drops when something stops it — so the ceiling stain appears below the point where the water gave up, not below the point where it got in. On a typical pitch the breach sits one to three metres up-slope of the stain, which is why lifting the units directly above a damp patch commonly finds nothing wrong.
