How Long a Roof Lasts: Service Life by Covering Material

A roof's service life is set by its shortest-lived component rather than by its covering, which is why roofs are replaced decades before the material on top of them has worn out. Search the roof and the terms around it, then book a survey to check the condition on site. Roofs are replaced when fixings, battens or underlay expire, all of which fail earlier than the material on top.

How long does each roof covering last?

Natural slate lasts over a hundred years, clay tile around eighty, and concrete tile fifty to sixty. Among flat systems, fibreglass reaches twenty-five to forty years, rubber twenty to thirty, and torch-on felt ten to twenty.

Why do roofs get replaced before the covering wears out?

A roof reaches the end of its life when its shortest-lived component does. Nails corrode, battens decay and underlay perishes well before slate or tile wears out, and none of those can be renewed without stripping the covering.

Torch-on felt lasts 10 to 20 years. EPDM lasts 20 to 30 years, to 50 where well laid. GRP lasts 25 to 40 years; the iron nail lasts 60 to 100 years, shorter than the slate it holds.

How long do the components underneath last?

Iron nails last sixty to a hundred years, bitumen sarking substantially less than any covering above it, and mortar bedding degrades across decades. Battens vary with timber quality and with how wet the roof has been.

Does position on the house make a difference?

Yes. North-facing slopes dry slowly and hold growth, shaded slopes stay damp longer, and exposed elevations take more wind-driven rain. The same covering on the same house ages at different rates on different slopes.

Can you tell a roof's age by looking at it?

No, not reliably. A sound-looking covering routinely sits over perished underlay and corroded fixings. Appearance from ground level indicates almost nothing about the components that determine when the roof needs replacing.
