Ponding Water on a Flat Roof: Acceptable Limits and Remedies

Standing water on a flat roof is evidence that the fall was never built or has since been lost, and the fault sits in the deck profile rather than in the membrane lying on top of it. Compare ponding water against the fault it is most often mistaken for, then book a survey. A dried tide mark of debris records exactly how deep and wide the pool gets, without waiting for rain.

Ponding is water left on a flat roof after rain has stopped and drainage has finished. Some of it is normal, because as-built tolerances always take something off the designed fall.

What counts as ponding on a flat roof?

Ponding is water that remains on a flat roof after rainfall has stopped and drainage has had time to work. A damp surface after a downpour is normal. A pool still present days later is a defect in the fall.

How much standing water is acceptable?

Shallow water that clears within roughly forty-eight hours of rainfall stopping is widely treated as tolerable. Pools that persist beyond that, or that leave a permanent silt line, indicate the roof has no working gradient at that point.

The cause of the deck deflection is joists deflecting under load create a low point mid-span that no membrane corrects. The firring is tapered timber laid over the joists restoring a continuous gradient to the outlet; an outlet set above the deck level, undersized or blocked, holds water back.

Three causes account for most ponding: a roof built without adequate fall, joists that have deflected under load and created a low point, and an outlet set too high, undersized or blocked. The membrane itself is rarely the cause.

How is the fall corrected?

Fall is corrected by stripping to the deck and laying tapered firrings across the joists to restore a continuous gradient to the outlet. The outlet is reset to deck level and enlarged where the catchment area requires it.

Why an overlay does not solve it

Membrane guarantees commonly exclude damage caused by standing water, so an uncorrected fall can void the cover on a new roof. Firring to restore gradient is timber and labour distinct from the membrane, and its absence from a quote is the tell.
